Building control plan-check and inspection fees are paid by you directly to the council or approved inspector. Party wall notices and awards, and any site supervision, are not included.

For a typical loft they show: • New floor structure and steel beam positions (from the structural calculations) • A safe escape route, usually a protected stairway with fire doors • Stair headroom, going and rise • Wall, floor and roof insulation build-ups • Ventilation for rooms and the roof void • Drainage for any new bathroom or en-suite • Smoke alarm positions and electrical notes
Every loft conversion that creates a habitable room needs building regulations approval, regardless of the planning route. Drawings are normally prepared once the planning position is settled, so the technical detail is based on the final design. Your builder uses them to price accurately, and building control use them to check compliance before and during the work.

Almost always. New floor joists, steel beams and any altered roof members need to be designed and justified by calculation. Our structural calculations are included in the full package and referenced on the building regulations drawings.
